The two tax parcels are believed to comprise a unified parcel of property consisting of approximately 18,600 square feet, more or less, and will be sold as an entirety only. The Property is believed to be zoned C-4 and is currently used as a used car lot with a commercial office and residential rental property. The Property is believed to be connected to public sewer and water. The Property is improved with a two story building with below grade basement. The first floor of the building is approximately 736 square feet and is used as a commercial office, with one bathroom. The second floor of the building is approximately 672 square feet and is used as a two bedroom apartment with one full bath. A portion of the Property is paved with a macadam parking lot.
The Property is being sold in “AS IS” condition and without any recourse, warranties or representations, either express or implied, by the Substitute Trustees, the Noteholder, the Auctioneer, anyone working on their behalf, or any other person, as to the nature of the Property, its physical condition, value, use, acreage, zoning, fitness for a particular purpose, description, title, or anything else of whatever kind or nature about or concerning the Property.
